How do you present an apartment that doesn't exist yet?

A buyer purchasing off-plan decides without a viewing. Your job is to replace that viewing so well that as few questions as possible remain.

The questions a buyer asks themselves

Before they call, the buyer wants to know:

  • Where in the building is the apartment and which way do the windows face?
  • How big is the living room and how does it connect to the kitchen?
  • What do the bedrooms feel like, and will a wardrobe fit?
  • How are the hallways, bathroom, storage room and balcony arranged?
  • Is the unit still available and what does it include (parking space, storage)?

Build the presentation in levels

A good presentation leads the buyer from the general to the specific:

  • The project: location, surroundings, architecture, developer. Why this project deserves trust.
  • The building: an interactive model with floor selection; the buyer sees where the unit is and what surrounds it.
  • The unit: data, an interactive 3D floor plan with furnishings for scale, orientation.
  • The space: a free 3D walkthrough of the apartment, the closest thing to a physical viewing.
  • The action: an enquiry or reservation for exactly that unit.

Rules worth following

  • Nothing to install: everything must work in the browser, including on a phone.
  • Scale: furnishings in the floor plan and walkthrough help convey size; without them, the space is hard to judge.
  • Consistency: visualisations, floor plans and the walkthrough from the same model, in the same style.
  • Currency: availability and data are updated in one place.
  • Honesty: mark illustrative elements (furnishings, materials) as such; the binding specifications are in the contract.

What happens after the presentation

A buyer who has understood the apartment sends a more specific enquiry. The salesperson handles it faster because they know what the buyer looked at. And once the buyer decides, the presentation does not end: the buyer portal accompanies them through construction, the configurator lets them choose finishes, and the handover application organises the handover.
