3D property scanning: from the real space to a digital model.
We digitise existing apartments, houses, commercial premises and other buildings. Professional spatial capture gives you a high-quality basis for 3D models, interactive tours, visualisations and further use.
3D property scanning is the digital capture of an existing space, producing spatial data about walls, openings and fittings. From that data we prepare a 3D model, a virtual tour, visualisations or digital as-built documentation, all from a single provider.

Real space
An existing apartment, house or commercial space, furnished or empty.
- Visual material in preparation02
Spatial capture
Professional on-site scanning: walls, openings, heights and fittings as spatial data.
- Visual material in preparation03
Digital model
The cleaned and processed data becomes a 3D as-built model.
- Visual material in preparation04
Interactive presentation
A virtual tour, visualisations or an online presentation, prepared for your purpose.
01
We capture your property in space and time.
3D scanning makes it possible to digitally capture existing buildings and their spatial layout. Instead of relying solely on photographs or hand-drawn floor plans, you obtain spatial data from which we can create a range of digital presentations.
We use the technology for properties you want to present, renovate, document or bring into further digital processes. We carry out the capture, data processing and production of the final deliverable ourselves, so the result is consistent from the first site visit to handover.
02
What can we scan?
Apartments
Digital capture of interior spaces for sale, letting, presentation or renovation.
Houses
Capture of multiple rooms and floors, assembled into a single connected spatial model.
Commercial premises
Digitisation of offices, shops, showrooms and other commercial properties.
Larger buildings
Spatial capture of existing buildings where their dimensions, accessibility and requirements allow it to be carried out properly.
03
More than photographs. A digital representation of the real space.
Depending on the purpose of the digitisation, we prepare one or more of the following deliverables.
- 01
Digital spatial capture of the building
Raw and processed spatial data as the basis for all further deliverables.
- 02
3D as-built model
A model of the rooms with their actual dimensions, ready for presentation or further work.
- 03
Interactive virtual tour
A tour of the property in the browser for a listing, a website or presenting to buyers.
- 04
Spatial visualisations
Photorealistic or schematic images of the rooms, on request also with new furnishings or materials.
- 05
Digital basis for design work
As-built data for architects and designers working on renovations and extensions.
- 06
Materials for online presentation
Images, floor plans and tours, ready to publish on a website or in a listing.
The final formats, geometric accuracy and possible uses are defined for each project and the chosen capture technology. We confirm the scope and formats before the work begins.
04
From site visit to digital result.
- 01
Review of the property and your goals
Together we define what the digitisation is for: sale, documentation, renovation or an online presentation. This determines the choice of method.
- 02
Choice of capture method
Based on the type of space, its size and the desired result, we select the appropriate capture technology and scope of work.
- 03
On-site scanning
We capture the space on location. For an apartment, a single visit is usually enough; for larger buildings we plan the capture by floor or section.
- 04
Data processing and preparation
We clean, align and prepare the captured data as the basis for the model or presentation.
- 05
Production of the model or presentation
We prepare the agreed digital deliverable: a 3D model, virtual tour, visualisations or as-built documentation.
- 06
Handover and upgrades
We hand over the final materials in the agreed formats. They can later be extended with additional presentations or web solutions.
05
Who is the service for?
Estate agencies
A more convincing presentation of apartments and houses in listings: a virtual tour reduces the number of time-wasting viewings and attracts buyers who cannot visit the property straight away.
Property owners
A high-quality digital presentation of your property for sale or letting, plus a lasting record of its current condition before or after renovation.
Architects
A digital as-built basis for renovations and extensions: the actual dimensions of the rooms instead of outdated drawings and manual measurements.
Construction companies
Documentation of the existing condition before, during and after the works, for coordination, handover and communication with the client.
Developers
Digitisation of show units or completed units to present the remaining units in the project and support online sales.
Commercial property managers
An overview of spaces, floor areas and fittings in digital form for letting, layout planning and maintenance.
06
Scanning is the start. The digital experience is the next step.
ARHIX combines spatial capture, the development of digital models and advanced interactive technologies. The same partner that scans the property also prepares the model, the presentation and, where needed, the web solution.
Depending on the quality of the input data and the requirements of the project, the digitised property can be extended with additional presentations, websites or interactive features. The scope of these upgrades is defined for each project individually.
Technical note: a 3D scan on its own is not yet a fully optimised interactive 3D model comparable to our platform for new developments. The quality and features of the final presentation depend on the capture technology, the processing and the agreed scope of work.

Frequently asked questions
What is 3D property scanning?
The digital capture of an existing space with professional equipment, producing spatial data about walls, openings, heights and fittings. From that data we prepare a 3D model, a virtual tour, visualisations or as-built documentation.
Which spaces can you scan?
Apartments, houses, commercial premises and larger buildings, where their dimensions, accessibility and requirements allow the work to be carried out properly. For larger or more demanding buildings we check feasibility during the initial site visit.
Can you scan a furnished apartment?
Yes. We capture furnished spaces with the furniture in place, which is often preferable for presentation purposes. If you need a model without the furnishings (for a renovation, for example), we take this into account during processing and agree the scope of data clean-up.
How does 3D scanning differ from ordinary photography?
A photograph shows a single view. Scanning captures the space as a whole: proportions, dimensions and the connections between rooms. From it we can derive floor plans, 3D models and tours that cannot be produced from photographs.
Do we receive a 3D model?
Yes, if it is part of the agreed scope. The type of model (from the raw spatial capture to a cleaned-up as-built model) and the formats depend on the intended use and the capture technology, which we define before the work begins.
Can the scan be used for a renovation?
Yes. A digital capture of the existing condition is a useful basis for architects and designers. We agree its suitability for specific design purposes according to the required accuracy and formats.
Can you prepare a virtual tour?
Yes. From the captured data we prepare a virtual tour for your website or listing. The level of interactivity depends on the capture technology and the agreed scope; it is not necessarily the same as our interactive platform for new developments.
What does the price depend on?
On the size and number of rooms, the complexity of the building, accessibility, the deliverables you want and any upgrades. After an initial review we prepare a quote with a clearly defined scope.
What do you need to prepare a quote?
The type of property, the approximate floor area and number of rooms, the location, the purpose of the digitisation and the deliverables you want. Existing floor plans or photographs are helpful but not essential.
