3D technology

Let the buyer walk through the apartment before it exists.

A true free-movement 3D walkthrough of the model of a future apartment: no predefined hotspots, nothing to install, in the web browser on desktop, tablet and phone.

In short

An interactive 3D apartment walkthrough is a web-based 3D application in which the buyer moves freely through the model of a future apartment: from room to room, to the window, out onto the balcony, with no predefined hotspots and nothing to install. It runs in the browser on desktop, tablet and phone.

01

An off-plan apartment cannot be visited

The most important moment in buying a property is the viewing. With a new development, that moment is missing: the buyer decides on the basis of a floor plan, a few renders and descriptions. Most people cannot read a floor plan spatially. They cannot see how the rooms connect, how big the bathroom is or how far the light reaches from the living room.

The result is a stream of questions to the sales team, delayed decisions and lost confidence among buyers who simply can't picture the project.

02

Free movement through the digital model of the unit

ARHIX turns the architectural model into an optimised 3D environment of the apartment. The buyer enters it from the interactive building model or from the floor plan and moves through the rooms independently: from the hallway to the kitchen, to the window, out onto the balcony. They check proportions, transitions, ceiling heights and orientation, just as they would at a physical viewing.

Unlike a 360° panoramic tour, the user is not limited to a handful of predefined points. Movement is free, so the buyer checks what matters to them, not what was selected for the camera.

We optimise the models for the web: geometry, textures, loading and the user interface are tuned so the walkthrough runs smoothly on mobile devices too. Where it makes sense, we add a panoramic view as a complement.

03

How does an interactive 3D apartment walkthrough work?

  1. 01

    Model preparation

We convert the architectural 3D model (BIM/IFC, Revit, ArchiCAD, SketchUp …) into a web-optimised 3D environment: we simplify the geometry, prepare the materials and lighting and, by agreement, add basic furnishings for scale.

  2. 02

    Free movement through the rooms

The buyer moves through the apartment with a mouse, keyboard or touch. Movement is continuous rather than switching between points, and is limited only by the walls, as in a real space.

  3. 03

    Connection to sales

The walkthrough is tied to a specific unit: from within it the buyer sees the unit data, floor plan and availability and sends an enquiry that the salesperson receives with full context.

04

What the buyer experiences

01

Moving between rooms

Free movement through the whole unit, including balconies and terraces where they are part of the model.

02

Layout and transitions

A clear view of walls, doors and passages. The buyer understands the logic of the apartment, not just its floor area.

03

A sense of scale

The proportions of the kitchen, living room and bedrooms at real scale.

04

Orientation and views

Views through the windows and the orientation of the rooms relative to the compass.

05

Furnished or empty

Shown with basic furnishings for a sense of space, or without, as agreed with the developer.

06

Enquiry from within the walkthrough

The buyer sends an enquiry for exactly that unit without leaving the viewing.

05

What the core delivery includes

  • An optimised 3D model of the selected unit types
  • Free movement in the browser (desktop, tablet, phone)
  • Basic furnishings for a sense of scale (by agreement)
  • Embedding in your website or publication on a project subdomain
  • Connection to the unit data and the enquiry form

Custom upgrades

  • Materials and fittings configurator within the 3D space
  • Day/night mode and real views from the windows
  • Guided tour with audio narration
  • CRM connection and live availability
  • Sales office versions (large screen, QR code)

06

What the client provides

  1. An architectural 3D model, or floor plans and sections from which we build the model
  2. A list of units with floor areas, floors and orientations
  3. Details of materials and fittings, if they are to be shown
  4. The project's visual identity (logo, colours)

07

Use cases

Off-plan sales of an apartment building

Every unit type gets its own walkthrough; buyers compare apartments, not tables.

Sales office and events

On a large screen or tablet, the salesperson guides the buyer through the unit; the buyer later opens the same viewing at home via a QR code.

Remote buyers

Buyers from other cities or abroad view the apartment without travelling, before the first serious conversation.

Architectural presentation

The practice shows the developer its spatial design in an experience that a non-specialist can understand.

Frequently asked questions

What kind of model do you need?

Ideally an architectural 3D model (BIM/IFC, Revit, ArchiCAD, SketchUp or similar). If there is none, we can build one from floor plans and sections. We assess suitability during the initial review.

Does it work on a phone?

Yes. The walkthrough is optimised for modern mobile browsers. For very complex models we can prepare a lighter version for mobile devices.

Can the buyer see different materials or fittings?

Yes, as an upgrade. The apartment configurator can display the agreed options (flooring, colours, fittings) within the 3D space as well, provided the appropriate models are prepared.

How is the walkthrough integrated into our website?

We can embed it in your existing site, publish it on a dedicated project subdomain or include it in the full ARHIX platform with the building model and unit catalogue.

Let's show your apartment before it is built.

Send us the basic details of your project and documentation. We will assess what is possible and to what extent.
