The difference between a 3D walkthrough and a 360-degree tour
The two terms are used as synonyms in adverts. They are not. The difference is who controls the view, and the buyer notices it immediately.
Three levels of digital presentation
When presenting a property that does not exist yet, three technologies are used, and it pays to keep them apart:
- Static 3D visualisation: one image, one view, one time of day. The view is chosen by the architect or the visualiser.
- 360° panoramic tour: at a few predefined points, the buyer turns around their own axis and switches between points. The view is set by the hotspots.
- True free-movement 3D walkthrough: the buyer moves through the model of the apartment on their own, wherever they like. The view is set by the buyer.
What a 360° tour can and can't do
A panoramic tour is quick to produce and works everywhere. For existing properties, where it is captured with a camera, it is an excellent complement to photographs. For a new build, it is created from renders at selected points.
The limitation becomes obvious when the buyer wants to step two metres forward, look around a corner or check the view from the kitchen onto the balcony. They cannot. They can only jump to the next point, if there is one.
What a free walkthrough adds
In a free 3D walkthrough, the whole apartment is a model through which the buyer moves continuously. They check the proportions of the rooms, the transitions, the ceiling heights, the views through the windows and the orientation, just as they would at a physical viewing. That is precisely what matters in an off-plan sale: the buyer is paying for something they cannot visit, so they must be able to check what matters to them.
It demands more: a properly prepared 3D model, optimisation of geometry and textures for the web, and a user interface that works on a phone. That is why it is important that the implementation is designed for web browsers, with no apps to install.
When to choose which
- Adverts and social media: static visualisations and short videos.
- Existing properties: photography and a 360° capture.
- A new build sold off-plan: an interactive building model + 3D floor plan + free walkthrough, with a panoramic view as a complement where it makes sense.
The question to ask the supplier
"Can the buyer move freely through the apartment, or do they switch between points?" The answer tells you everything about which technology you are getting.
