3D property scan cost and virtual tour for estate agents: what is included and when does it pay off?

What an agency gets from a 3D scan of a flat: an interactive model, a measured floor plan and a virtual tour for estate agents serving remote buyers. A look at the process, what drives 3D property scan cost, and when the investment pays off.

What an agency gets from a 3D scan of a flat

A 3D scan means the space is captured with measuring equipment and photography, and the data is turned into an accurate digital model of the existing property. For an agency, this is not just another set of photos. It is a body of data from which several sales tools can be produced.

The scope of deliverables depends on the agreement, but it usually includes the following:

The value does not end when the listing goes live. You can use the model in marketing, in conversations with the owner and in pre-qualifying buyers, before an agent has even opened the front door.

  • an interactive 3D model of the space, which the buyer explores freely in a browser with nothing to install
  • a 2D floor plan with dimensions, derived from the captured data
  • a 3D floor plan for a quick grasp of the layout
  • images taken from the model or a supplementary photo shoot
  • a link or embed code for portals, the agency website and email

How scanning works: from order to publication

The process begins by agreeing the scope: which rooms are captured, whether the balcony and cellar are included, and what the presentation is meant to achieve. Next comes a site appointment. The flat should be tidy, well lit and accessible in every room.

Capture is carried out by a technician with a scanning device and a camera. One visit is normally enough, though the duration depends on the size, the complexity of the layout and the number of floors.

Processing follows: merging the data, cleaning it, building the model and floor plan, and checking the measurements. Before publication you review and approve the model, then receive a link to add to your listings. ARHIX takes the same approach when scanning existing properties for estate agents.

A virtual tour for estate agents: what buyers see differently

In a virtual tour, the buyer chooses their own route and is not tied to the spots from which a photographer happened to shoot. We have described the difference between a free 3D walkthrough and a 360° panorama in more detail in a separate article. What matters here is that the model conveys proportions: how far the kitchen is from the living room, where the windows are and how the rooms connect.

The benefit is greatest with remote buyers, for example those in Germany or Austria who are looking for a property in Slovenia or Croatia. For them the first viewing is often decisive, because an extra trip is not easy to justify.

Agents can therefore spend more time on buyers who already know the flat and want to see it in person. Fewer viewings are wasted on a buyer simply discovering that the layout does not suit them.

3D property scan cost: what it depends on

Pricing is individual, as there is no standard price list. It is shaped by the amount of work and the complexity of the capture. To compare quotes fairly, check these factors first:

When comparing quotes, ask what the price actually covers: whether hosting of the model is included, how long the link will stay active and whether the source data belongs to the agency. The lowest quote can turn out expensive if the link is switched off after a few months.

  • floor area and the number of rooms and floors
  • complexity: a segmented layout, tight spaces, outdoor areas
  • scope of deliverables: model only, or also 2D and 3D floor plans, photos and multilingual versions
  • location and travel logistics
  • delivery deadline and any urgency
  • the number of properties in the same package

When it pays off and when it does not

The investment pays off most for properties where the buyer decides on the strength of the space: larger flats, houses, the premium segment, properties with an unusual layout and those sought by buyers from abroad. It also makes sense when your portfolio holds several units from the same developer or of the same type, as the process repeats with less coordination.

It is less compelling for simple properties with good documentation and a short expected time on the market. There, good photographs and an accurate floor plan may be quite enough.

A simple calculation: compare the cost of a scan with the agent's time spent on viewings that lead nowhere, and with the value of the property. Winning instructions is a further argument. An owner who sees that the agency offers more than a standard listing finds it easier to choose you.

Common mistakes and a preparation checklist

Most problems arise not from the technology but from preparation and agreements. Before capture, check the following:

Mind the legal side of floor plans, too. A scan is an excellent basis for presentation, but it does not replace an official calculation of floor areas. Rules differ in Slovenia, Croatia and Germany, where, for example, the Wohnflächenverordnung applies. In your listing, therefore, make a clear distinction between an indicative presentation and official data.

  • the flat is tidy, curtains are open, lights are on and doors are open
  • personal items, documents and family photographs have been removed for privacy
  • the owner and occupants have given written consent to the capture and publication
  • it is agreed who owns the data and how long the link stays active
  • the floor plan and basic property details accompany the published model
  • official floor areas come from official documents, not from the scan

What you can do next

The easiest way to start is with a pilot on a single property that is hard to present in photographs. After publication, track the number of enquiries, the quality of viewings and the owner's reaction, then decide whether to extend it across your portfolio.
